There is no single notice period that answers every Dubai eviction question. Requirements depend on the reason for eviction, the stage of the tenancy, the notice method and relevant legislation. Verify the exact basis before acting.
Check whether the notice alleges unpaid rent, seeks to end the tenancy at expiry or relies on another legal ground. Note the date of service, deadline and method used to deliver the notice. Keep the original notice and any envelope, receipt or delivery confirmation.
Dubai Land Department's official FAQ describes a specific process for eviction because rent has not been paid. It refers to a notice to pay through a notary public or registered mail, with a deadline of no less than 30 days, where the stated conditions are met. Other eviction grounds may have different requirements.
Do not apply that 30 day rule automatically to every notice. The reason, legal basis, date and circumstances must be checked. If the notice appears inconsistent with the tenancy or legal requirements, obtain advice promptly rather than ignoring it.
If a tenant believes an eviction is unlawful or a landlord cannot resolve a tenancy dispute, the Rental Disputes Center is the official specialised forum for rental disputes concerning property in Dubai, including free zones within its stated jurisdiction. Check its current filing requirements, fees, document list and procedures directly.
Do not withhold rent, leave the property, change locks or sign a settlement solely on the basis of general online information. The appropriate step depends on the notice and facts. An early review can help identify what must be answered, preserved or filed.
Share a brief overview of the notice, property emirate and relevant dates. Avoid sending confidential documents in the first enquiry.
