Dubai RDC Appeal: Deadlines, Documents and First Steps

If a rental dispute decision has gone against you, the first priority is to understand the exact deadline and what the decision says. Appeal preparation should start with the judgment, the file record and the specific point you say needs review.

Key point

Official RDC materials describe a 15 day appeal period for certain judgments and decisions, but the starting point can depend on whether the judgment was issued in the party’s presence or served after an absence. Confirm the exact rule for your decision and do not wait until the last day to organise the filing.

Start by identifying the decision and procedure

The Dubai Rental Dispute Centre handles different types of proceedings, including first instance rental disputes, certain appeals, execution proceedings and other applications. The route and documents depend on what decision was issued and which stage the file has reached.

Read the decision carefully. Record the date of the hearing or notification, whether you attended, when the decision was received, the case number, the orders made and any amount awarded. Keep the email or system notification that shows when the decision was available to you.

How long do you have to appeal?

The RDC FAQ and the Dubai legal framework refer to a 15 day appeal period for covered decisions. The relevant starting point can differ: an attended judgment and a judgment in an absent party’s case may be counted from different procedural events. The applicable rule can also depend on the type of decision being challenged.

Do not rely solely on a general article or calculate the last date from memory. Check the official RDC requirements for the specific decision, how the days are counted and whether any special procedural rule applies. If the deadline may be close, seek assistance immediately.

Documents to gather

  • The complete judgment or decision and proof of the issue or notification date.
  • The original case number and copies of filings, responses and documents already submitted.
  • The lease, Ejari record and any addenda relevant to the dispute.
  • Payment records, notices, correspondence, inspection reports, photographs or other evidence that supports the appeal point.
  • A clear draft of the reasons for appeal that identifies the specific error or disputed finding and the result sought.
  • Any required power of attorney, identity or company documents, and Arabic translations where required.

How to make the appeal focused

  1. Identify the point being challenged. Separate a disagreement with the outcome from a specific legal, procedural or evidential issue.
  2. Refer to the record. Link each argument to the contract, payment record, notice, evidence or finding that matters.
  3. Address adverse facts. If the judgment refers to a document or fact that does not support your position, understand it and explain why you say the conclusion should be reconsidered.
  4. Check the requested remedy. State the precise change you want the appeal body to make, subject to the governing rules.
  5. Follow the official filing instructions. Upload documents in the required format and language. The RDC’s published guidance states that documents should be submitted in or legally translated into Arabic where required by the procedure.

Are there appeal fees or deposits?

The RDC publishes fees and describes a deposit requirement for certain appeals involving financial claims. Amounts and conditions can depend on the type of decision and filing. Verify the latest official fee table and requirements for your case before submitting.

What if the case is already in execution?

An appeal from a first instance judgment and an application concerning an execution step are not automatically the same procedure. Check the current case status and the kind of decision you want to challenge before choosing a filing route.

Common questions

Can I add new evidence during an appeal?

The ability to rely on further evidence depends on the procedural rules and the circumstances. Preserve relevant records now, explain why each record matters and confirm whether and how it can be submitted.

Does negotiating with the landlord pause the appeal period?

Do not assume so. Obtain confirmation of any formal extension or procedural effect before relying on discussions or a proposed settlement.

Where can I check the current process?

Use the official RDC FAQ and eServices pages. They describe filing methods, required documents and the current process for different types of applications.
